Why the housing mix changes the quote

A “standard house” barrier advertisement assumes a house. In Indooroopilly, occupied flats (2,337) are close to occupied separate houses (2,406). An apartment resident may not have authority to commission work on common property or on the building envelope. Say whether you are asking about a lot you control. The form does not ask for a street address, but it does ask for building type.

Taringa and Chelmer can have a different mix. Do not paste Indooroopilly’s 46.7% onto them. This site does not publish a second census table it has not cited.

An older suburb, so do not assume a slab

Brisbane City Council’s heritage material says the name Indooroopilly is thought to come from an Aboriginal word for a gully or creek with leeches, that the district was farms by the 1860s, and that the railway and later land sales drew larger houses. Council records the Walter Taylor Bridge, first called the Indooroopilly Bridge, as completed in 1936. Council’s Eye on Indooroopilly booklet dates Indooroopilly Shoppingtown to 1970.

That is a long building period. It does not tell you whether a particular house is on stumps, a slab, or a later unit. For a suspended floor, QBCC says inspection and treatment depend on being able to get under the floor, with ventilation and clearance described in its advisory note. Ask the inspector about access. For a unit built decades later, ask what system the building has and who can authorise work. Absence of a meter-box notice is a question, not a diagnosis.

Chelmer is in the same postcode, not the same census row

Chelmer shares 4068, so the worker cannot tell a Chelmer house from an Indooroopilly unit by postcode alone. The building-type field exists for that reason. Flood risk, if you are near the river, is an address question for Council’s FloodWise report. This page does not claim that Chelmer or Indooroopilly flooded as a whole, and it does not claim a termite rate for either.
